1. CLEAN AND DECLUTTER: both the interior and exterior of your home. Make sure every inch of your home is sparkling clean, including windows, floors, carpets, and bathrooms and don’t forget to clean the baseboards. Remove any personal items, clutter, and excess furniture. 

2. NEUTRALIZE: your colour scheme: Use neutral and light colors to make your home more appealing to a wider range of buyers. 

3. REPAIR: and fix any damage or broken items, like leaky faucets, cracked tiles, squeaky doors, or damaged walls. 

4. UPDATE FIXTURES: Upgrade lighting fixtures, door handles, and cabinet hardware to make the home both modern and appealing

5. EXTERIOR & LANDSCAPING: Maintain lawn and gardens, trim bushes, and add fresh mulch or plants. If you’re selling during the winter months, ensure driveways and walkways are clear of snow and ice, consider adding a winter floral arrangement at the front entry to provide an inviting pop of colour. Make sure all exterior light fixtures are clean and properly working. Look at your front door, is the color inviting and is the paint in good repair? The front door can make or break first impressions and buyers will be looking at this area while waiting to enter the home for a showing. Ensure the space sets a positive tone and that is inviting. 

6. DEPERSONALIZE: Remove family photos, religious items, and personal collections. Allow the buyers to envision themselves in the space. 

7. STAGE: Furnish empty rooms and highlight the home's best features. Ensure that the flow of the house is moving and inviting. Remember each room should highlight one principal use. For example, a dining room should be seen as a place for family gatherings at meal time, not as a dining room, office, craft space. 

8. LIGHTEN AND BRIGHTEN: Maximize natural light: Let in as much natural light as possible by removing heavy drapes Open curtains and blinds. Turn on light fixtures to create a warm and inviting atmosphere. Ensure the wattage and colour of the light bulbs is neither too dark and yellow or too white and harsh. 

9. INCREASE STORAGE SPACE: Add storage space by installing closet organizers, shelving, or extra cabinets to show off your home's ample storage. Remove excess items from existing closets. Consider using thinner hangers to maximize space and remove unnecessary off-season clothing to make closets appear more spacious. 

10. CREATE OUTDOOR LIVING SPACES: Utilize your outdoor spaces by creating functional areas, such as exterior entertaining areas on a patio or deck. 

11. ADDRESS ANY HEALTH AND SAFETY HAZARDS: Correct any health or safety hazards, such as leaky faucets, damaged stairways or poor electrical connections to make your home safer for buyers. Remember buyers will likely be purchasing your home contingent on a home inspection, so take care of any health or safety hazards before the inspection to ensure a smooth purchase and close.

13. HIGHLIGHT UNIQUE FEATURES: Emphasize unique features such as a fireplace, bay windows or built-in bookshelves to set your home apart from the competition. 

14. SHOW OFF YOUR COMMUNITY: Highlight the benefits of living in your community, such as proximity to parks, schools, or shopping. 

15. PRICE IT RIGHT: Research comparable sales and current active listings in the area and price accordingly to attract serious buyers.
